Risk management guidance for unoccupied premises by Allianz

  • Turn off electricity, gas and water supplies at the mains and drain down all water systems except for those connected to automatic
    • fire alarm or intruder alarm installations
    • sprinkler installations or other fire suppression systems
  • Maintain automatic sprinkler installations and other fire suppression systems and automatic fire and intruder alarm installations, and keep them fully operational
  • Maintain a level of heating sufficient to prevent freezing of automatic sprinkler installations
  • Secure the buildings and the Premises and all points of access against entry by intruders, and put all protective and locking devices and any intruder alarm installations into full and effective operation
  • Remove all waste, unfixed combustable materials and gas bottles, either within or outside the buildings, from the premises
  • Where reasonable and practicable the Insured should carry out an internal and external inspection of the buildings and the Premises at least once every 7 days and
    • maintain a record of such inspections
    • ensure that any defects in the condition or state of repair of the buildings including any walls, gates and fences pertaining to them, or any defects in security, alarm or fire protection installations are rectified, remedied or repaired immediately and/or notified to the Insurer if the Insured is unable to immediately rectify, remedy or repair
